The price of the lease is not as important as the quality of the Tenant. We offer a variety of in lieu options such as debt and equity conversion, capital improvement commitments and deferred, or back ended options.
Yes, we have capital available for leasehold improvements, and can include those in the lease obligations.
This depends on the nature of the lease. We can and do! We are on-call 24 hours a day, so our tenants will never have to wait to hear back and get any iissue rectified. However if our Tenant has opted for complete control, then it is their responsibility. That being said we are ALAWAYS there as a backup.
